Options & Upgrades Pricing

Make the Building Yours Without Losing the Appalachian Character.

These options help shape the final look, function, protection, and daily usefulness of your backyard structure — from windows, doors, rooflines, siding, lofts, ramps, and overhangs to exterior finish protection and proper site preparation.

How to Use This Options List

Start with the building model you love, then choose the options that make it work for your property, your equipment, and the way you want it to look.

The best upgrades are not random add-ons. They should support how the building will actually be used. More light, better access, stronger daily function, deeper overhangs, exterior finish protection, or a more distinctive Appalachian roofline can all change the way the structure feels on your property.

Prices shown below are intended to make planning easier and more transparent. Final pricing may depend on model, size, site conditions, finish selections, access, layout, and the way multiple upgrades work together.

Best Use Guidance

Overhangs are especially useful for firewood shelter, garden tools, shaded entry areas, outdoor seating, and creating a stronger architectural connection between the building and the property.

Lofts and workbenches are ideal when the structure will be used for tools, seasonal storage, hobby work, gardening, or a workshop-style setup.

Most Requested Completion Packages

Most homeowners ask about two things after choosing the building itself: how the exterior will be finished, and whether the site is ready to support the structure properly.

These completion packages help protect the building, improve appearance, support drainage, and reduce surprises before construction begins. They are especially helpful when you want a more finished-looking shed without turning the project into a fully custom build.

Completion Package 1

Exterior Finish Protection — Caulking, Painting & Staining

A clean exterior finish does more than improve appearance. Proper caulking, paint, stain, and sealing help protect exposed exterior surfaces from moisture, seasonal movement, and normal Ohio weather.

Best for homeowners who want the building to look finished from day one, reduce their own maintenance workload, and protect wood or trim details with a properly applied exterior finish.

Caulking & Finish Prep

Paintable exterior caulking at key trim, siding, window, and door joints where appropriate for the selected model and finish package.

  • Exterior Caulking Package $2.50 per linear ft.
  • Minimum Caulking Package $480
  • Included with Full Paint Package Included where applicable

Exterior Painting

Premium exterior finish for unfinished wood surfaces, trim, siding, doors, and exposed finish areas where paint is the selected final exterior treatment.

  • Single-Color Exterior Paint Package $4.25 per finishable sq. ft.
  • Two-Tone Body + Trim Paint Package $4.95 per finishable sq. ft.
  • Minimum Paint Package $1,650
  • Dark Color / Premium Finish Upgrade Add 12%

Exterior Staining / Sealing

Best for real wood surfaces when the goal is warmth, visible grain, and a more natural Appalachian finish.

  • Exterior Stain / Sealer Package $3.95 per finishable sq. ft.
  • Two-Coat Premium Stain Package $4.75 per finishable sq. ft.
  • Minimum Stain Package $1,450

Finish pricing depends on siding type, model size, trim complexity, weather, surface condition, color selection, and whether the structure receives a single-color or two-tone finish. Final pricing is confirmed before work begins.

Completion Package 2

Site Preparation & Gravel Base — Built Before the Building Begins

A premium shed deserves a prepared site. Proper grading, leveling, compacted gravel, and drainage planning help the building sit correctly and perform better over time.

Best for homeowners who want the site handled before construction, especially when the yard needs light grading, a compacted gravel base, cleaner drainage, or a more finished foundation appearance.

Standard Gravel Base Package

Includes light grading, leveling where existing grade is within 6″ of level, hauling, placing, and compacting a 6″ crushed gravel base. Geotextile fabric may be recommended where soil conditions require separation and added stability.

  • Standard 6″ Compacted Gravel Base $8.50 per sq. ft. of pad area
  • Minimum Site Prep Package $1,250
  • Existing Grade Over 6″ Out of Level Custom Quote
  • Tight Access / Hand-Carry Material Custom Quote
  • Soil / Sod Haul-Off $350 minimum + disposal as needed

Recommended Pad Size

For better drainage and a cleaner foundation edge, the recommended gravel pad size is the shed footprint plus 12″ on all sides whenever site conditions allow.

Example 10′×16′ shed → recommended 12′×18′ gravel pad = 216 sq. ft.
216 sq. ft. × $8.50 per sq. ft. → $1,836

What This Helps Prevent

A properly prepared gravel base helps reduce standing water, improves drainage around the structure, supports a more level installation, and creates a cleaner transition between the building and the surrounding yard.

Site prep pricing depends on access, slope, soil condition, drainage, haul distance, disposal needs, and whether extra excavation or retaining work is required. Final pricing is confirmed after site conditions are reviewed.

A Practical Word From Ed

The right options should make the building more useful, more beautiful, better protected, or better suited to your property. I do not recommend adding features just to add cost. My best advice is simple: start with the building purpose, then choose the windows, doors, roofline, siding, ramp, loft, overhang, finish package, or site preparation that truly supports how you plan to use it.
